This can be done by looking up their Gas Safe register online, or by getting the most recent certificate from the engineer who visited the property. If any of the appliances show as unsafe or inoperable the landlord has to get them fixed immediately to protect the safety and health of the tenant. Some landlords may be having difficulty persuading tenants to allow them access the house for gas safety inspections. It may be because they feel that it would violate their privacy, or they are fighting with their landlord. It is an ideal idea to request the landlord write a letter which he explains the reason why the gas safety check is needed and what it will involve. The letter can be sent via recorded delivery and should give the tenant 14 days to respond. If the tenant is unwilling to give access to the landlord, they must take additional steps. This could involve writing a Section 21 notice or applying to the court for an injunction to compel them to grant access. But, this is a very serious option which should be used only as an option last resort.
